Tips On What To Look For In Any First Home


Now that you've made the decision to begin the first time home buying process, it's time to start looking at different homes. Here's a list of things to consider and make note of when looking at various homes on the market.

Is the home structurally sound?

It goes without saying that any home should be well built and not on the verge of collapse. Although a home inspection will find any major issues, you'll want to check areas such as the basement foundation to see if it's leaking, as well as interior and exterior walls. This can save you a lot of time and disappointment before spending a lot of time on possibly buying the home.

Does the home provide you with the room you need?

You really don't want to make the mistake of compromising on space just because the house looks nice. If you don't have the room you and your family need to live comfortably, the problem will only become more severe once you're moved in and have been living there for a short while. In other words, it gets worse with time.

Look over the space in determining whether all of your furniture will fit into the home. How about storage space as well? These are vital issues to consider with any home.

The other thing about space is in determining if the home has enough bedrooms and bathrooms. If there is only one bathroom and you have 3, 4 or more family members living in the house, this could become a major issue.

How are the major systems such as heating, AC and water heater?

Check out these major systems and look at their age and performance. Is the furnace going to have to be replaced real soon? If so, plan on having several thousands of dollars for a replacement.

What does the exterior look like?

How old is the roof? Does it need replaced? If so, you could be looking at having to spend $5,000-$25,000 on a new roof depending on how big the house is. Look over the windows to see how well they are holding up. Finally, is the yard big enough for you and your family? Is there room for the kids to play? Another thing to look at is the trees and how well they are doing. If you need to cut down any big trees for whatever reason, it can be a major expense.

What is the neighborhood like?

This last point is a big one that so many people overlook due to being excited about the home. What is the neighborhood like? Seriously, look around and observe what it's like at various times of the day and night. I know people who will go and sit in their car in the early mornings and late evenings just to see what goes on. The point is, no matter how nice the home, if the surrounding neighborhood is not one you will enjoy being in then it will tend to make your life miserable, and in some cases, less safe.
